Waha Land L.L.C.
Waha Land is an Industrial Development Company founded in Abu Dhabi in the United Arab Emirates and is part of Waha Capital PJSC, an Investment Company with 3 billion dollars of assets worldwide and listed on the Abu Dhabi Securities Exchange (ADX).
The current flagship project for Waha Land is the ALMARKAZ Industrial Development which is located in the main industrial area of Abu Dhabi and provides a range of high quality pre-constructed Industrial Buildings and Serviced Land Plots suitable for manufacturing, storage, logistics and other industrial and commercially related business.
ALMARKAZ is a 6 square kilometre Industrial and Business Park Development being constructed to meet the growing demand for industrial space in the Emirate of Abu Dhabi. The Master Development Plan includes warehouse buildings suitable for light /medium industries, logistics, manufacturing, food processing/packaging, storage and any other commercially related Business Park requirements. Additionally, there is Commercial Office Space, Retail Facilities and a Service and Security Centre to meet the growing need for tenant services.
ALMARKAZ Phase 1 (1.5 square kilometres) has fully completed Roads and Services Infrastructure together with 185,000 square metres (2,000,000 square feet) of pre-constructed industrial buildings. Each building is fully serviced with power, water, foul and storm drainage and pre-installed fire sprinkler systems ready for tenant fit-out to meet the particular industrial requirement. Commercial Offices, Retail Facilities and a Service and Security Centre are under construction and due for completion by December 2018.
Location and Connectivity
Multi-modal transport links create excellent access to ALMARKAZ and offer tremendous potential for its clients to expand and service their geographical focus in the UAE and GCC. The development is directly connected to the E11 which is the major highway linking the Northern Emirates through Dubai and is also the main transport route to the border with Saudi Arabia. The E22 and E30 (Truck Road) both close to the project add a further connection to Al Ain with the E65 linking to the oil fields of the Western Region.
These major highways also provide excellent links to the ports at Mussafah (25 kilometres) and Khalifa (60 kilometres) with the Abu Dhabi International Airport Freight Terminal within 35 kilometres.
Additionally, the UAE is constructing its new Rail Network linking Saudi Arabia and the other GCC states to the UAE and this will pass close to the development with the Control Centre and Marshalling Yards directly adjacent. ALMARKAZ is looking to develop direct access to the rail head.
Pre-Constructed Industrial Buildings for Lease
Built to UK construction standards and codes of practice, the steel frame buildings range from 8 to 10 metres in height with insulated composite roof and wall cladding, pre-cast insulated concrete wall panels, electrically operated access doors and FM2 super flat concrete floor slabs. All permanent mains connected services are available in each unit.
Building sizes are available starting at a minimum of 150 square metres (1,500 square feet) for small workshops complete with office, kitchen and wc’s ranging to the largest available warehouse space of 21,000 square metres (225,000 square feet). Any combination of size can be accommodated within this range in multiples of 300 square metres (3,300 square feet) due to the flexible design and construction that is unique in the UAE to the ALMARKAZ Industrial Development.
Buildings are separated by 35 metre wide concrete service yards permitting free and unobstructed access for tenants, ample turning areas and loading/offloading space.
Serviced Land Plots for Lease and Development
Serviced Land Plots ranging from 10,000 square metres (108,000 square feet) to 105,000 square metres (1,130,000 square feet) with pre-approved planning permission are readily available for immediate bespoke construction. Tenants are permitted to construct their own buildings under long term leasing agreements with Waha Land. Alternatively, buildings to the exact requirements of the tenant can be constructed by Waha Land on a “Turnkey” basis.
Each plot is level and ready prepared for construction with completed service roads and main infrastructure services connection points available within the service corridors surrounding the plots.
Un-serviced Land Plots for Storage
Tenants with leased facilities at ALMARKAZ are also able to benefit by including Un-Serviced Land Plots in their building lease and these areas are ideal for use as “Lay Down” and “Overspill” storage for goods and equipment. ALMARKAZ tenants have utilised un-serviced land from 5,000 square metres (55,000 square feet) to 200,000 square metres (2,150,000 square feet).
Commercial and Retail Buildings
Currently under construction and due for completion by December 2018, the Commercial and Retail Buildings will provide leasable office space to allow tenants to support their enterprises at ALMARKAZ and provide leasable office space to external businesses who wish to operate at ALMARKAZ providing services to support the development or the surrounding area of Abu Dhabi.
The Commercial Buildings will also accommodate the ALMARKAZ Estate Offices, Sales and Leasing Office and the Service Office that will provide tenant fit-out approval and licencing assistance. Retail facilities such as grocery shops, cafes, barbers and health clinics will also be provided to enhance the facilities and services provided to tenants.
Service and Security Centre
The Service and Security Centre has the ALMARKAZ Control Room with a 24 hour Security and First Response Team managing the CCTV System monitoring the Estate Roads, Industrial Buildings, Service Yards and Utility Services Installations ensuring that your business products and services are safe and uninterrupted.
Tenant Fire and Security Alarms can also be monitored through the Security Centre providing quicker response to any potential problems.
Waha Land has full time Estate and Facilities Management Teams based at ALMARKAZ to provide assistance and services to the Tenants, together with maintaining the Estate Buildings and Services in first rate condition and fully operational at all times.
A schedule of Preplanned and Emergency maintenance is undertaken on an annual basis and the contractors, labour force and equipment is managed by Waha Land’s own Project Managers and Supervisors.
